About Affordable Housing Partners
Affordable Housing Partners serves as the entity through which real estate acquisition and disposition transactions are executed in cooperation with Partners in Action, McCoy Funding, various agencies, and other subordinate entities of Partners in Action, a 501(c)(3) nonprofit organization recognized by the US Internal Revenue Service as tax exempt under the US Internal Revenue Code.
Our exit strategy is consistent with the requirements of US Federal Government Housing Programs, and the Department of Housing and Urban Development to assist and provide affordable housing to individual buyers and families that would otherwise need assistance in identifying, financing, and acquiring of primary residences. Further, any profits from Affordable Housing Partners' transactions are utilized to support Partners in Action's efforts to fund additional affordable housing assistance programs, orphanages, and schools worldwide.
We use our nationwide network to assist buyers in the process of acquiring affordable homes by utilizing our sophisticated, direct response marketing system. This system attracts the most qualified buyers, and educates them to maximize their credit position allowing them to acquire the most home for the least amount of money, taking advantage of the creative financing alternatives afforded by the market. Our systems and tools help to attract buyers for homes that typically would be in less desirable or economically challenged areas.
Some of the benefits to our exit strategies include our ability to dispose of properties in less desirable areas, increase neighborhood home values, and revitalize neighborhoods. Our focus is on principal residence seekers who might otherwise have difficulty in the home ownership process.
Affordable Housing Partners (Partners) is a subordinate organization under Partners in Action, a 501(c)(3) nonprofit organization dedicated to providing affordable housing to individuals and families, educating homeowners, and expanding homeownership to those in need. Partners also strives to build stronger, more sustainable neighborhoods through a process of acquisition, rehabilitation, and sales of homes to individuals and families.
Affordable Housing Partners is a faith based organization that operates under the "Partners in Action" umbrella. Since 1986, "Partners" has purchased, rehabilitated, and sold over 6,300 housing, apartment, and condominium units throughout the United States, investing well in excess of $200 million dollars over the past 22 years.
Among the primary missions of Partners is:
- to help families buy and retain ownership of their home, and provide cost effective, secure, and safe housing through a process of purchase, rehabilitation, and sales of affordable housing to and for families in need;
- to educate individuals and families about the importance of sound financial management, healthcare, personal decision making, credit management, and personal responsibility;
- to provide down payment assistance when possible to low and moderate income families who would otherwise not be able to purchase a home;
- and to provide the basic education and training necessary to understand the responsibility of home ownership.
Partners' vision is to see every family that wants to own a safe and affordable place to live, prepared with the knowledge, understanding, and education to make informed decisions regarding their housing, family, and responsibilities. We are committed to the highest standards of ethics and integrity using honesty and forthrightness in the conduct of business with the public, internal and external customers, employees, and everyone with whom we come in contact.
Evidence of our successful history reveals that in Arizona, where Partners got its start, we have played a vital role in the affordable housing market, providing over 4,350 affordable living accommodations to families in need. Since 1986, Partners has assisted first time home buyers, worked in community partnerships, leveraged private mortgage financing, tax credits, bond issues, and transferring millions of dollars in equity to first time homeowners through their affordable housing program.
Our goal is to provide quality, affordable housing opportunities. This includes preparing families to become first-time homebuyers through the Partners Down Payment Assistance (DPA) which educates and prepares families nationwide for the privilege of home ownership. Additionally, we strive to provide leadership and advocacy to strengthen policy standards for affordable housing and down payment and financing assistance.
